Our charts are designed to give you a bird's eye view of the Yuba City real estate market as well as the market for Yuba, Sutter and Sacramento counties.


Yuba City Median Home Prices 2017Yuba City Median Home Price

The Yuba City median selling price in August 2017 was $290,000.
The median selling price peaked in November of 2005 at $352,950.
Prices then declined sharply and hit $158,700 in February of 2009. They remained relatively stable until about January of 2011 when they dropped again. Prices bounced around the $140K to $150K range (with one month at $128,000) until June of 2012 and then began rising.

Prices bottomed in the housing recession of the 1990's at $94,500 in February of 1997.

Home prices increased 1.95% per month from April 2004 until reaching their peak in November of 2005. By contrast, home prices have risen 1.02% per month since March of 2016.


Market Value Index The Yuba City Market Value Index is another way to measure changing real estate values. We have 6 benchmark homes in Yuba City that represent different segments of our market. We do a market analysis on each of these homes every month. This method of analysis normally identifies market turns two months or so sooner than the median home price does because it includes active and pending listings in addition to closed sales.

The index was 236.8 on September 1, 2017.
The index peaked at 284.0 on September 1, 2005 and then declined sharply until hitting 161.2 in March of 2009. Values drifted lower from there hitting a bottom of 139.5 in April of 2012.

The index was 100.0 on January 1, 1998.


Sacramento median home prices 2017 Sacramento Median Home Price for all of Sacramento County

The median sales price in August 2017 was $346,500.
The median sales price peaked in August of 2005 at $380,000.
Prices then declined sharply and hit $157,115 in February of 2009 (a 59% drop in values). Prices then began rising and hit $192,000 in June of 2010. At that point, prices began sliding lower until they hit $160,000 in December of 2011.

Investment groups began purchasing large numbers of homes in 2012. That drove prices up sharply until about July of 2013 when they left the market. It was reported that THR California (a subsidiary of The Blackstone Group) purchased about 1,500 homes in the greater Sacramento area including Sacramento, El Dorado, San Joaquin, Solano, Yolo, Placer, Yuba and Sutter counties.

The median selling price for Yuba City homes was $56,500 less than the median priced home in Sacramento in August of 2017.
There were eight months in 2008 & 2009 when the median home price in Yuba City was greater than the median price in Sacramento. The highest difference, though, was $13,975 in January of 2011.

The difference peaked at $80,000 in May of 2016.


Housing Affordability Index Sacramento, San FranciscoHousing Affordability Index for Sacramento and the San Francisco Bay Area

Housing Affordability Index (HAI) measures the percentage of households that can afford to purchase the median priced home. For the Sacramento region, the HAI;
Was 45% in the second quarter of 2017
Reached a low point of 19% in the fourth quarter of 2005
Reached a high point of 74% in the fourth quarter of 2011 and maintained that level for the next two quarters.

The HAI for San Francisco in the second quarter of 2017 was 12%
The HAI for California in the second quarter of 2017 was 29%

There were 170 Active listings on September 1, 2017.
Active listings hit an all time low of 55 on June 1, 2013.
Active listings peaked on September 1, 2006 at 503.


Yuba City Closed Sales Yuba City Closed Sales

There were 85 closed sales August of 2017.
There were 21 closed sales in December of 2007.
There were 119 closed sales in March of 2005.


Sacramento Closed Sales Sacramento Closed Sales

There were 1,688 closed sales in August of 2017.
There were 796 closed sales in January of 1999.
There were 2543 closed sales in May of 2004.

There were .9 months of inventory on hand on January 1, 2017

There was 2.0 months of inventory on hand on September 1, 2017.
Housing Inventory peaked on March 1, 1997 at 22.5 months.
Housing Inventory on January 1, 2008 was 16.7 months.
There were 103 continuous months during the housing recession of the 1990's in which inventory exceeded 5 months. The most recent housing recession only saw 30 consecutive months with inventory exceeding 5 months.

The median sales price in August of 2017 was $278,000.
The median sales price peaked in December of 2005 at $315,000.
Prices then declined sharply and hit $148,000 in February of 2009. Prices continued to drift lower and finally bottomed in February of 2012 at $125,000.

The median sales price was $122,500 in January of 1999.

There were 386 Active listings on September 1, 2017.
Active listings peaked on September 1, 2006 at 1048.
Active listings hit a low point in February of 2013 at 154.

There were 62 closed sales in October of 2007.
There were 205 closed sales in June of 2016.

There were 2.1 months of inventory on hand on September 1, 2017.
Housing inventory peaked on November 1, 2007 at 13.7 months.
There was 1.2 months of inventory on May 1 of 2005 and there were 1.1 months of inventory on January 1, 2013 and and June 1, 2013.

The median selling price for Yuba-Sutter homes was $68,500 less than the median priced home in Sacramento in August of 2017.
The difference peaked at $87,000 in May of 2016.


Historical mortgage interest rate chart30 Year Fixed and Adjustable Loan Interest Rates

The average 30 year fixed interest rate in August of 2017 was 3.88%

The average 30 year fixed interest rate was 13.04% in February of 1980 but jumped by over 3% in the next two months hitting 16.33% in April of 1980 before dropping back to 12.19% 3 months later. It then climbed over 6% in the next 15 months finally topping out at 18.45% in October of 1981.
